Job Description:
As a member of the Global Real Estate & Facilities (GREF) team
overseeing corporate office space – this position will lead
transaction management activities within the America’s portfolio.
The role will be based in Seattle and include regular travel
throughout the America’s portfolio. This role combines transaction
management, portfolio strategy, project management skills, and team
leadership including vendor team management. We seek an experienced
leader who demonstrates proven success in a high-volume real estate
organization delivering a large volume of simultaneous, complex
transactions under demanding timelines. The successful candidate
must operate as a trusted advisor to business leaders, and partner
to Finance, HR, and other functional areas. They must demonstrate
the ability to establish and maintain relationships with integrated
vendor partners. They must be comfortable operating on both the
strategic and tactical levels, simultaneously acting as an internal
ambassador, educator, analyst, solutions architect, and
implementer. The ideal candidate is an experienced and engaging
professional who is customer obsessed and will excel within an
entrepreneurial culture – they have an ownership mentality,
providing expertise, vision, leadership, and exceptional
communication skills. They will own transaction strategy and
execution for their respective portfolio. They will dive deep,
actively negotiate, and maintain intimate knowledge of each
transaction in their remit. They will draft and present monthly
real estate spend requests demonstrating deep knowledge of both the
specific transaction and how it fits into the overall strategy.
They should also be a truly authentic leader, balancing the need
for effective delivery with the need to be accessible and build
relationships, develop talent and demonstrate self-awareness and
overall emotional intelligence. Key job responsibilities - Manage
high volume deal flow and negotiate high-value and complex
leases/build-to-suits, yield on cost structures, and purchase/sale
transactions under demanding timeframes. - Directly manage broker
vendor partners to draft and negotiate Requests for Proposals
(RFP), Letters of Intent (LOI), Leases, Subleases, Purchase and
Sale Agreements (PSA), and License Agreements from inception to
execution. - Working with vendor partners and GREF Finance,
generate comparative financial analysis including lease cash flows,
lease vs. buy analysis, building valuations, etc. - Direct
analyst's qualitative and quantitative analysis relevant to each
deal and the overall portfolio. - Work with internal and external
legal counsel in preparing all documentation relating to any
transaction, including RFP’s, Letters of Intent, Lease Agreements,
Amendments, etc. - Support strategic portfolio planning in drafting
papers and leverage complex financial models to guide business
decisions and influence multiple business groups. - Prepare and
present high-level presentations, proposals, and analysis summaries
to senior leaders for review and approval. - Draft spend approval
documentation and work with finance team to align financial
analysis for all opex and capex investments. - Develop and maintain
strong relationships with internal business partners. - Effectively
communicate expectations, requirements and status of deals to key
business partners. - Bachelor's degree or above in a related field
- Experience using productivity and communications tools including
Microsoft Outlook, Excel, Powerpoint, and Word - Experience that
includes strong analytical skills, attention to detail, and
effective communication abilities - Experience driving direction
and alignment with cross-functional teams - 3 years of direct
people leadership experience - A minimum of 5 years professional
experience with demonstrated success in managing a transaction
portfolio of similar size and complexity - Experience delivering
results, setting strategy, and running a large volume and high
profile business - Experience establishing successful partnerships
with internal and external teams to execute tactical initiatives or
equivalent - Experience in project management including resource
planning, managing schedules, reporting project status and
prioritizing own tasks and those of other team members for multiple
projects - Experience with legal terms and structures for standard

this position is listed below. Your Amazon package will include
sign-on payments and restricted stock units (RSUs). Final
compensation will be determined based on factors including
experience, qualifications, and location. Amazon also offers
